1. What we offer
- The Rentaissance NYC Apartment Guide, 2026-27 edition (free): a PDF, with the application checklist, emailed when you sign up.
- Apartment Plan ($47): a personal plan built from your intake answers, sent by email.
- Plan + AI Chat ($67): the Apartment Plan plus 60 days of access to our AI chat, with up to 40 messages a day.
Everything we offer is educational. See section 3.
2. Prices, payment, and taxes
Prices are in US dollars. Gumroad handles checkout and payment, and its own terms also apply to your purchase. Sales tax, where it applies, is calculated and collected at checkout. [LAWYER REVIEW: confirm how Gumroad handles sales tax for a personalized plan and AI chat access.]
3. Educational, not legal advice
Our guide, plans, and AI chat explain general New York rules and cite official sources. They aren’t legal, financial, or real estate advice about your situation, and using them doesn’t create a lawyer-client or broker-client relationship. Rentaissance NYC doesn’t list apartments, sell or share apartment availability, run waitlists, act as a broker, or negotiate leases. 4. How plans are made
Claude, an AI model made by Anthropic, drafts each plan from your intake answers and our sourced research. A person reviews every plan before we send it. Your plan is only as accurate as the answers you give us, and rules and markets change, so confirm anything important with the source before you rely on it. [LAWYER REVIEW]
5. Searches, listings, and brokers
Your plan links to searches on third-party sites, such as StreetEasy, Zillow, and NYC Housing Connect. We don’t control those sites, we don’t verify any listing or its availability, and a link isn’t an endorsement of any apartment, landlord, or agent. If your plan names licensed brokers, that’s for your convenience: you decide whether to hire anyone. We never charge you for listings or introductions, and we never receive payment from brokers, landlords, or listing sites. Under NYC’s FARE Act, you pay a broker only if you hire one yourself. 6. Delivery
- Guide: Kit emails it right after you sign up.
- Apartment Plan: your receipt links to the intake form. We email your plan within 1 business day after we receive your answers.
- Plan + AI Chat: your plan arrives as above. Your receipt also has a license key that opens the AI chat at rentaissancenyc.com/ai-chat/app for 60 days from your purchase.
If a file won’t open, your plan hasn’t arrived on time, or your key won’t open the chat, email us and we’ll fix it or resend it.
7. Refunds
Our Refund Policy is part of these terms. In short: if your Apartment Plan or Plan + AI Chat isn’t useful, tell us within 14 days after we send your plan for a full refund, one per customer. A refund closes the AI chat.
8. Your license to use the guide and your plan
You get a personal, non-transferable license to use the guide and your plan for your own apartment search, and for the search of people you’re renting with. You may print copies for personal use. You may not share them publicly, resell them, upload them to other sites, or use them in a paid service. [LAWYER REVIEW]
9. Editions and corrections
Each edition of the guide is dated, and every rule shows when it was checked. If we correct an error in the guide, we’ll email subscribers the corrected file. If you find an error in your plan, tell us and we’ll correct it and resend it at no charge.
10. The AI chat
What it is. Claude, an AI model made by Anthropic, answers your chat messages using our dated, sourced research. It covers what’s described on the Plan + AI Chat page: renting rules and fees, listings you paste in, messages to agents and landlords, your application documents, and lease terms in plain English. It doesn’t list, find, or reserve apartments, recommend particular brokers, negotiate leases, or give legal advice about your situation.
AI can be wrong. Answers can contain mistakes or miss details that matter for your situation. Check anything important with the source the chat names, or with 311 or a tenant attorney, before you rely on it. [LAWYER REVIEW]
Access and limits. Your license key opens the chat for 60 days from your purchase, with up to 40 messages a day. The daily count resets at midnight, New York time. The key is for you and the people you’re renting with, so please don’t post or share it with anyone else. If a problem on our side keeps the chat down for more than a day, email us and we’ll extend your access by the time you lost.
Fair use. Don’t use the chat for anything unlawful, to harass or discriminate against anyone, to get around its limits, or to try to make it ignore its instructions. Don’t enter ID, bank, or Social Security numbers. We may pause access that breaks these terms. We may also change the AI model behind the chat or adjust how it works, without reducing the access you bought. [LAWYER REVIEW]
11. Discount codes
Discount codes apply as described when we share them, for example “$10 off the first 25 orders.” One code per order, codes can’t be combined, and they have no cash value. We never tie a discount or reward to a review.
12. Reviews and testimonials
We may ask for honest feedback after you buy. We never offer anything in exchange for a review, and we quote customers publicly only with their written permission.
13. Website content
The site, the guide, the plans, and our videos are protected by copyright. You may share links to our pages and quote short passages with credit. Links to other websites are for your convenience; we don’t control those sites and aren’t responsible for them.
14. No guarantees
We work to keep the information accurate and current, but we can’t guarantee that you’ll be approved for an apartment, find a particular apartment, save a particular amount, or avoid every problem. 15. Limit on our liability
